Major
Repairs - it is now over 30 years since the Association began
improving tenements which were within Housing Action Areas for Improvement.
At that time the quality of design and specification was nothing
like the standards which we provide today. One major component which
our older stock did not have was central heating - an accepted and
essential element of 21st century living, especially in this climate.
In
recognition of this, in 1998, the Management Committee of the Association
decided that a programme of central heating installations be undertaken
to ensure that all our tenants had this benefit before the new Millennium.
As
a non-profit making organisation, any surpluses which are made on
our activities are reinvested in our houses and in the community.
A total of £1.2 million of Reserves funding was therefore
made available to provide central heating to all our tenants before
the year 2000.
The Association has continued to reinvest in its stock by replacing components which have reached the end of their useful life. A significant programme of replacing old kitchen and bathroom fitments has already been undertaken.
Whilst we continue to concentrate on this element of work, we have expanded the replacement programme to include windows and central heating installations.
The Association is committed to invest £1.5million per year towards the major repairs and planned maintenance programme in order to secure the integrity of our stock, improve the amenity for our residents and meet compliance with the Scottish Housing Quality Standard
