Rent Consultation Underway

The Association’s Management Committee is consulting on a rent increase which would take effect in April 2023. All tenants have been sent a letter detailing the proposed increase and asked for their views before the 10th of February 2023.

We have a Business Plan which calculates that over 30 years we need to increase rents annually by the September figure of the Consumer Price Index (CPI, one of the official measures of inflation) plus one percent. This allows us to maintain our properties in a safe and secure condition and to ensure they have the proper kitchens, bathrooms, heating and other facilities. We use the September CPI because this is thefigure the Government uses to increase benefits and pensions.

Using this assumption would lead to a rental increase of 11.1% as a result of the unprecidented high rate of inflation. We recognise that an increase of this level would be difficult for many of our tenants.

As a result the Association has worked hard to look at where we can make savings in order to deliver lower than planned increase.  This year the Association will be consulting on rent increases of 6.75% and  8% alongside 11.1% which is in line with assumptions in our buisness plan.

Alongside this the Assocation is implementing a rent restructure, and bringing our rent payment day in line with other RSLs to the 1st of the month rather than the 28th.
