Our Development

Development and regeneration are about much more than building, repairing and maintaining tenants’ homes. While physical regeneration is important, social, economic and environmental regeneration are also vital if we are to successfully improve and support the communities of Govanhill and Merrylee.
Our major repairs and planned maintenance programme has an annual spend currently of around £2.8 million.

149 Butterbiggins Road - New Build Development

Butterbiggins Road

Govanhill Housing Association is delivering a new affordable housing development at 149 Butterbiggins Road, providing 24 high-quality homes for social rent to help meet local housing need. The development has been designed to offer a mix of accommodation suitable for a range of households, including families, couples, single people, and residents with mobility requirements.

The development comprises:

  • 8 x 3-bedroom, 6-person flats
  • 9 x 2-bedroom, 4-person flats
  • 5 x 1-bedroom, 2-person flats
  • 1 x 3-bedroom, 6-person wheelchair-accessible flat
  • 1 x 2-bedroom, 4-person wheelchair-accessible flat

Construction is currently underway, with Clark Contracts on site and completion expected in February 2027. Once finished, all 24 homes will be available for social rent, providing much-needed affordable housing in the area.

The project is being delivered with funding support from Glasgow City Council and Govanhill Housing Association and forms part of our ongoing commitment to increasing the supply of high-quality, energy-efficient homes and supporting the long-term sustainability of the local community.

97 Westmoreland Street – Refurbishment Project

Westmoreland Street

The refurbishment of 97 Westmoreland Street will bring eight much-needed affordable homes back into use, improving the quality of housing and contributing to the ongoing regeneration of the wider Govanhill area. The development comprises a mix of one and two-bedroom flats, providing modern, energy-efficient homes for local residents.

All eight properties were acquired through the South West Govanhill Property Acquisition and Repair Programme, a partnership initiative aimed at improving housing conditions, tackling long-term property issues, and supporting the creation of sustainable communities. The project is funded by the Scottish Government, Glasgow City Council, and Govanhill Housing Association.

Refurbishment works are currently underway, with Morris & Spottiswood on site delivering the programme of improvements. Completion is anticipated in May 2027, at which point the homes will provide high-quality affordable accommodation while helping to enhance the surrounding neighbourhood and preserve the existing building stock.

61 Albert Road – Refurbishment Project

Albert Road

The refurbishment of 61 Albert Road will bring a long-term empty property back into use as a four-bedroom family home for social rent within the Crosshill Conservation Area. The property had been vacant for around 12 years before being compulsorily purchased by Glasgow City Council and transferred to Govanhill Housing Association.

Given its prolonged vacancy, significant structural repairs and rot remediation works are required before the full refurbishment can be completed. Works are currently underway with CBS (Scotland) Ltd, with completion expected in May 2027. Once finished, the project will provide a high-quality affordable home while helping to restore a previously vacant property to active use within the community.

Garturk Street – Common and Structural Repair Works

Spiral Staircase

A programme of common and structural repairs has recently been completed at a pre-1919 tenement on Garturk Street, delivered in partnership with private owners and Glasgow City Council. The works included roof and gutter replacement, chimney and stone repairs, structural strengthening to rear walls and internal stairwells, internal redecoration of common areas, and improvements to the front garden.

The project has improved the condition and safety of the building, helping to secure its long-term future while enhancing the living environment for residents.

The retirement living development comprises a mix of one, two and three-bedroom flats designed to support independent living in later life.

All homes have been built to amenity standards, with lift access to every floor, and a number of properties are fully wheelchair adapted to meet a range of accessibility needs. The development provides modern, energy-efficient accommodation in a well-connected location, helping residents to live independently within their community.

The quality of the project has been recognised nationally, having been shortlisted as a finalist in both the Scottish Home Awards 2026 and the Scottish Design Awards 2026
